We designed this mixed use building in the mid-Wilshire area of Los Angeles, with 53 apartments and 3 commercial lease spaces.  There is one level of underground parking, common outdoor amenity space on the roof, and indoor amenity spaces in the basement.

This project takes advantage of the new Transit Oriented Development incentives for increased density, because it is near a planned subway station.

We dealt with the technical challenge of a basement below the water table and natural ongoing methane gas seepage from the soil.

We maximized the economies of light wood frame construction by placing 5 stories of wood structure atop 2 stories of concrete structure.
